Q:  Will you be listing my house or actually buying it?
A:  Our intent is to buy your house. We buy houses in Houston that meet our purchasing criteria. Then we repair the house and turn it into a rental or sell it to an end buyer.

Q:  Do you pay fair prices for properties?
A:  Many of the houses we purchase are below market value usually because the condition of the house is poor.  Remember, our value is that we provide solutions to your problem by purchasing your home fast. When we purchase your home, we help you move on much faster and if you’re dealing with foreclosure, divorce, property taxes, inheritance or bad tenants then that means we just help you get your life back sooner!

Q:  How do you determine the price to offer on my house?
A:  We look at the location of the property, the repairs  required, the current condition of the property, and values of comparable houses sold in the area recently. Then we also factor in the costs of insurance, property taxes, utility costs, holding costs, closing costs, fees and commissions that we have to pay when we fix up the property and sell it.

Q:  Are there any fees or commissions to work with you?
A: There are NO fees or commissions when you sell your house us. We’ll make you an offer, and if it’s a fit then we’ll buy your house (and we’ll often pay for the closing costs too!). No hassle. No fees. We make our money after we pay for repairs on the house (if any) and sell it for a profit (we’re taking all of the risk here on whether we can sell it for a profit or not, once we buy the house from you… the responsibility is ours and you walk away without the burden of the property and it’s payments… and often with cash in your hand).

Q:  How are you different from a real estate agent?
A: Real estate agents list properties that are in good shape and the sellers are willing to wait 6-12 months for a sale. The agent shows the properties to prospective buyers and then takes a 6% of the sales price as commission that is split between the selling and buying agent. With an agent, you can expect to wait at least 3 months for a sale to go through.

Agents provide a great service for those that are willing to make repairs to their house and can wait 6-12 months to sell. With Fink Buys Houses, since we’re actually the one buying the house from you, and we pay with all cash… we can make a decision to buy your house within a couple days (sometimes the same day).

Should you decide to use an agent, we can provide you a referral so that you can get your house listed.

Q:  Is there any obligation when I submit my info?
A: There is absolutely zero obligation for you. Once you tell us a bit about your property, we’ll research your property and the neighborhood that it’s in.  If it’s a good fit, then we will schedule an appointment with you to see the house. If we feel that the house is a good fit after seeing it, we’ll make you an offer . From there, it’s 100% your decision on whether or not you’d like to sell your house to us… and we won’t hassle you, won’t harass you… it’s 100% your decision and we’ll let you decide what’s right for you.
